Mountain Club Board of Directors Meeting Minutes
October 28, 2009

Board members in Attendance: Pete McCourt, Barbara Posch, Chip Seamans, Joan Pilar and Doug Threet
Guest in Attendance: George Stahl, Lynne Myers, Bruce Gianola and Darby Smith
A quorum being present the meeting was called to order at 11:03am
The previous meeting minutes from August 5, 2009 were approved
Financials
Overall financials on track for the first 3 months
AR Update
The two units which have been foreclosed on are 227-2A and 227-3B
2A owes the Mountain Club nothing, they are current.
3B has been in collections since April, 2009. When unit is sold Mountain Club will recoup the past due monies if lien is applied.
KCA to ask Brad Epstein how far we can go back on old debt.
Of 204 units, only 10 are a collection issue, which equates to about 5%
George to add a line item in the monthly financial report to show accounts “Over 90 days delinquent.”
Capital Update
Recent Capital Improvements are as follows:
All bar stools recovered
All lodge pole chairs recovered
Spa resurfaced
New spa filter and controls installed
Damaged pavers replaced
Purchased new dining tables and chairs
Replaced all sleeper sofa mechanisms
Replaced several downspouts and gutters with heavy gauge materials
Maintenance Repairs
Significant summer maintenance repairs
Stucco work around building
Painting of deck rail caps and replacement of broken caps
Replacement of damaged planter capstones
Installation of button operators to the front lobby doors
Repair of unit drywall from last winter’s leak
Vacuum cleaning of all garage drains
Replacement of roof shingles where worn
Cleaning of drain pipes and gutters
Carpet cleaning of all common and unit areas
Application of flashing between gutters and roof
Deep clean of all units
New signage for spa area
Removal of Graffiti in garage
Installation of missing heat tape in some gutters
Replaced all damaged or broken blinds
The Reserve Study for 2010 includes a number of projected expenditures. To minimize potential dues impact we have identified the following items which will be deferred at least 1 year to balance the extra $67K capital spending this year.
Replacement of Sleeper Sofas $60K
Misc Unit Art $30K
Stucco Repair $40K

Doug is preparing a survey for homeowners on the question of moving the Annual Homeowners Meeting from January to July.
The next Board meeting is scheduled for January 9, 2010 at 2pm.
The Annual meeting is scheduled for January 9, 2010 at 5pm. Notification of meeting will be sent in election mailing in November. Candidates for the upcoming election are Peter McCourt and Doug Threet. Other nominees will be solicited via email.
